Course Curriculum: 

This in-depth course curriculum is designed to help you successfully attain and operate an investment property from which you can earn consistent revenue. 

Financing:

In the Financing course, you will learn how to get investment property loans utilizing various financing strategies. You will learn about PITI, which is an acronym for Principal, Interest, Taxes, and Insurance. You will understand and learn how to apply mortgages and the various types of mortgages, structure, and amortization.

Property & Market Identification:

When it comes to identifying properties within the market you must be able to determine your target property, i.e., Do you want single-family, multi-family, commercial or residential? You must understand the climate of today's market, the prices, and the availability. You will learn what to do and when and what to buy is a key factor during different markets.

Estimating Construction Costs:

Estimating construction costs is a multi-faceted process, and you must be able to estimate what involving contractors will cost. You must factor in all possible expenses such as personnel, and the price of the materials. This is vital because material prices change daily since the materials are extremely fluid commodities. You must estimate and research as much as you can to know what the labor is going to cost before construction begins.

Mindset Training:

In this course, we will explore scientific results that show the influence of the mindset on the body, and how changing the subjective mindset produces various outcomes. You will learn about deprogramming/reprogramming your mind for wealth and success.

Resale, Buy, Hold & Flip:

In this course, you will learn about three phases: Resale, Buy, Hold and Flip which entails various stages of property ownership or transference. Since buying or building are your first two stages, it's imperative that you buy property, land, or build at a discount. You will learn what happens in each phase and how each phase depends on (a) the climate of the real estate market, (b) individual desires, and (c) the situation. Investment properties are bought and sold for a number of reasons with the purpose of generating money. For example, in the resale phase, a property may be sold to pay for college or to pay for a funeral. In the holding phase, there are numerous write-offs for holding real estate and investment property.  Landowners receive various benefits when taking advantage of the numerous write-offs the tax system offers. This phase is favorable in building generational wealth. Beneficiaries of an estate have the opportunity to own appreciating real estate that is of financial benefit. When a property is flipped it is purchased and quickly renovated for a quick sale. Many individuals use the flip phase and have done well in this niche. You will learn about the phases and why there is a different set of taxes for these phases.

Tax Advantages & Preparation:

In Real Estate there are many tax advantages, and it is vital to know them especially, during tax season. When properly prepared, real estate taxes can help with cost reduction. You will learn why it is important to hire a professional in the areas where you require assistance. You will understand the importance of keeping accurate records of transactions. For example, when you are not preparing your own taxes, categorized records are easily accessible for mailing to your tax professional.

LLC Setup & Organization:

In this course, you will learn about various types of businesses and startup costs. You will learn how to set up a business online i.e., obtaining an EIN, articles of incorporation, etc. Before starting a business, you need to know what type of business you want to start and if your business idea is financially viable. In this course, you will learn how to set up your business, get startup business loans and other funding. You will also learn about small business grants, what they are and how they are awarded to companies that prove they can further the goals of the government.  You will learn the definitions and types of grants there are available. You will also gain knowledge about the various deductions and tax breaks for your business. 

Vacancy:

In Real Estate there is sometimes a vacancy, resulting in a loss of capital when a unit is vacant or rent is unpaid. This percentage of net operating income must be considered and estimated in the event there is a vacancy loss.  You will learn how to calculate vacancy loss and factor it into your income statements. At Procreant, we use 10% vacancy loss, and you will learn how to strategically apply this formula. You will learn how to lower vacancy loss and operate your investment property during a vacancy, i.e., manage property damage, maintain utilities, etc. 

Maintenance:

You will learn about maintenance and how to calculate and build maintenance into your budget. Maintenance is an integral aspect of any real estate endeavor whether buying, flipping, or holding.  There will always be instances where something must be repaired, and you never know if it will be a small or large maintenance issue. Since maintenance is necessary and unavoidable, it must be factored into the budget. Always plan and prepare for anything that may occur, i.e., know who will be your manpower to handle everything when they are needed.  You will learn what to do to avoid multiple repairs by using good-quality materials and products.  

Establishing a Real Estate Portfolio:

Establishing a real estate portfolio is important for many investors. You will learn how to pace yourself and successfully build, regardless of your level of knowledge. Even if you have limited funds, you will know how to acquire a real estate portfolio. Whether you establish all at once or in singular additions, establishing a real estate portfolio is one of the fastest ways individuals have become millionaires and billionaires. You will learn to maximize time, understand tax liability, and duty once a property has been acquired. You will understand what is essential to the success of the portfolio and continuing to purchase properties.

Negotiating Deals: 

In this course, you will learn how to negotiate whether dealing with an owner or realtor. You will learn to apply the principles and build rapport. You will learn salesmanship, and how to speak when interacting with others. You will understand that negotiating deals is a skill that must be acquired. No day will be the same when it comes to real estate deals, there will be days when you win, and days when you lose. Knowing what you want, i.e., the price you are willing to pay, or how much value you can get from the property. You will learn about getting discounts and know the kinds of questions that arise during negotiation conversations. 

Understanding Contractor Language:

This course explains the importance of understanding contractor language and how imperative it is when it comes to budgeting.  You will learn about determining measurements, i.e., calculating square footage to determine pricing for a flooring install, etc.  You will understand the financing and accounting aspects to ensure accuracy. We want you to be able to determine that your calculations are correct, you know what you're getting, you know what you're purchasing, you know what your materials and labor will cost. You will learn how to deal with contractors of various types and situations. You will know when and how to pay for a job from start to finish, i.e., an upfront deposit, a payment midway, and a final payment upon completion. 

Finding & Closing Deals:

Many individuals have the skills to identify potential properties just like the pros. Some people drive by properties and locate properties that appear distressed. They know that this property is something that they can fix up to rent or sell. These individuals have an eye for what they are seeking, i.e., multi-family units, or land. In this course, you will learn the art and skills we will teach you. You will obtain various strategies for finding and closing great investment deals. There is a lot of competition in the real estate market, and we teach you the expectations when it comes to making offers, and successfully closing deals.

Personal Finance:

In this course, you will learn about personal finance when it pertains to your business in real estate investing. If you want to be wealthy, there must be some changes starting with your mindset. You must implement strategies that we give you to help you to manage your finances to build wealth. We provide personal finance tips and education to help you get out of debt, save money, and invest conservatively while on the road to financial freedom. 

Sustainable Energy Independence:

Sustainable energy independence is important to those who choose to live off the grid utilizing sustainable energy, i.e., solar energy and wind power.  You will learn how to live off the grid completely or partially. You will learn various waste disposal methods you can use, and ways you can reduce your carbon footprint. You will learn how to capitalize while living off the grid, i.e., sell power back to the power company and receive a check consistently. Sustainable energy independence is quite attractive. It is beneficial when you do not have to rely on other systems, and it is preferable and especially when you do not have to be subjected to other failing systems, i.e., power outages. 

Youth Financial Education:

In this course, you learn the importance of early childhood financial education. You will learn what is important for youth to know about money such as the importance of money. You will learn how to teach youth about how money is used to increase their options, freedom, and have a better quality of life. You will know how to teach your children about assets and liabilities.  You can learn to include your children when it comes to the ways of earning money, i.e., trading time for dollars, using leverage or OPM to build a sustainable business. You can teach your children how to develop spending patterns that help them to build wealth instead of creating poverty. This course is about helping youth to develop productive habits consistently to ensure long-term success. 

Wealth Management:

Wealth management is multi-faceted including lifetime planning, wherein you have the building, managing, and succession aspects of planning. Each aspect is vital when it comes to being a real estate investor because there are various ways that you can manage wealth by utilizing wealth management strategies. Some individuals use real estate, stocks, and cryptocurrency to build wealth with or without a financial planner or wealth manager. At Procreant, we bring it all together i.e., we explore the real estate, stocks and bonds, life insurance, and cryptocurrency aspect of wealth all in one location on one platform. The information is discernible and easily conveyed and we are here to make your transition from where you are to where you want to be financially. 

Asset Protection:

In this course, you will learn and understand what asset protection is, and how important it is when it comes to real estate. We do not avoid paying taxes, as in tax evasion, but we do want you to experience the least tax liability possible if you have any taxable events. Asset protection helps you in many instances such as if you are being sued. You will learn how to set up a trust, where your assets are protected within the trust. You will learn how to easily operate your trust and you always have the assistance of an attorney. You will learn the various types of trusts and how they work. With today's technology, you will learn how to manage your money and about asset protection. You can even get help in setting up your trust by trained professionals to protect your hard-earned wealth. You will learn how to build and protect a lifetime legacy for future generations.
